We manage long-term rental properties throughout Bend, Redmond, Sisters, and Black Butte Ranch as well as the surrounding Central Oregon region. Our local knowledge of these sub-markets helps us price rentals correctly, reduce vacancies, and maximize owner returns.
How much does your property management cost?
Our pricing is simple and transparent. Your two largest fees will be our monthly management fee, which is 8% per month, and our tenant placement fee, which is 50% of the first month's rent. We can send a tailored proposal after reviewing your property and goals.
How do you determine the rental price for my home?
We perform a thorough analysis of your Central Oregon property viewing local rental comps, neighborhood trends, seasonality, and property condition to determine a market-accurate rate. Our goal is to find the perfect balance between strong cash flow and low vacancy.
How do you screen tenants?
We perform a thorough screening process to evaluate credit, monthly income, rental history, criminal background, and overall fit. We follow Oregon’s Fair Housing guidelines to ensure equal opportunity screening for every applicant.
How do you handle maintenance and repairs?
We coordinate all maintenance on your behalf using only licensed and insured Central Oregon vendors. For non-emergency repairs, we notify you before work is performed. For emergencies, we act quickly to protect the property and keep your tenants safe — then notify you promptly.
Can I switch to Legacy if I’m already with another Bend property management company?
Of course! We regularly assist owners transitioning from other property management companies. We handle the lease transfer, tenant communication, and onboarding to make the process smooth with no disruption to your tenants.
Do you work with real-estate agents and brokers?
Absolutely! Our biggest clients have been referrals from Central Oregon agents and brokers alike. We partner with agents to facilitate the transfer of your property from sale to management. Just let your agent know you're working with us and we'll be present at every step of the process.

Unfortunately, no. We love the flexibility that STRs offer owners AND it requires a very different structure and toolset from a management perspective. We are happy to recommend a handful of trusted partners that can help with your STR.
