The Redmond Rental Market Right Now
Six things our Redmond property management does differently
Rents priced off your street
We price from recently leased comps within a tight radius of your home, not a city average. A house on the canyon rim above Dry Canyon and one out in Terrebonne are different rentals.
Your Redmond rental, tracked monthly
Every month, you get a report on what homes like yours are renting for, plus our published Bend, Redmond, and Sisters market reports. You’ll know the moment your rent falls behind the market.
A live asset dashboard
Log in anytime to see your property’s equity, rent collected, expenses, and performance. Monthly statements reconcile, and year-end 1099s are ready for your CPA and lender.
Strategy, not just rent collection
We invest in Central Oregon too, so we run the numbers behind your next move: rent vs. sell comparisons, upgrade ROI, and purchase analysis. Free for every owner we manage.
Direct access to the owners
Call or text and you reach Steven or Kolby, not a call center. Owner messages get a reply by the next business day, and emergencies are handled 24/7.
Maintenance on Redmond's calendar
We schedule work before Redmond’s seasons force it: irrigation blowouts timed to the Central Oregon Irrigation District’s Pilot Butte Canal shutoff in mid-October, freeze prep, gutter and defensible-space cleanup before fire season, and annual HVAC service. Twice-yearly inspections catch small problems early.

Kolby was an answer to prayers. From the first call about a home to rent to the finalizing of documents, he had such positive energy! He took care of our needs quickly and assured us he would be around for the long haul if we needed him. Kolby and his team were excellent partners to work with from the first steps of introducing my client to a positive ongoing professional property management of their home. Kolby found excellent tenants and my clients couldn’t be more pleased. I will definitely work with this team for all my property management needs and future client referrals.Posted on Google![]()

We have been working with Kolby & Steven at Legacy Property Management for the last couple of months. They thoroughly explained the process of getting our property ready for renting, arranging for any needed services and were accurate with the cost estimate of the services that were provided. They were in constant communication regarding tenant interest, showings and applications which was greatly appreciated. We were able to get a qualified tenant into our property in just a couple of weeks. They continue doing a great job communicating with us via phone, text and email and are very responsive to any questions or concerns that we have. We are extremely happy we chose Legacy Property Management to manage our central Oregon property. Kelly & JillPosted on Google![]()

Kolby at Legacy Property Management has been an incredible resource. As new real estate investors in Central Oregon, we had a lot of questions, and he has been generous with his time, knowledge, and expertise every step of the way. He provided detailed rental analyses, helped us understand what remodels would add the most value and increase rental income, and was always willing to answer our questions without making us feel rushed. His professionalism, responsiveness, and investor-focused approach have given us a lot of confidence as we get started. If you’re an investor looking for a knowledgeable, responsive property management team in Central Oregon, I highly recommend reaching out to Kolby and the team at Legacy Property Management. We’ve been extremely impressed with the level of service and look forward to working with them for years to come.Posted on Google![]()

As a Realtor, I was in a time crunch trying to get rental comps together for a transaction I was working on, as they were needed by the lender. I called several property management companies around 5:00 p.m. on a Friday, and Kolby answered. He was incredibly helpful, kind, and immediately offered to put a rental comp analysis together for me. Even more impressive, he had everything completed and sent to me early Saturday morning. His responsiveness, professionalism, and willingness to go above and beyond truly saved the day. If this is how they treat someone who isn't even a client, I can only imagine the level of service they provide to their owners and tenants. Highly recommend this company, and a huge thank you to Kolby!Posted on Google![]()

I was thinking about renting my property but knew very little about how the numbers play out. Kolby was very helpful, he created a quantitative report showing analysis of all of my options, and didn't try to persuade me one way or the other.Posted on Google![]()

Kolby and team have been very pleasant to interact with. They ensured a smooth move-in. He even was able to troubleshoot some minor issues without needing to call in support during the walkthrough. Several months in and he’s been very responsive, getting back to requests generally within a day and waisting no time scheduling a technician or contractor to come by to resolve the issue whether it’s related to lighting, wasps, irrigation system, etc. The benefits are clear working with a small team rather than a big corporate property management company when your landlord hires someone like Legacy Property Management.

We own rentals in Central Oregon, which is the whole reason Legacy exists. We got tired of managers who treated our rentals like a task list instead of an asset with a return attached to it. When you call, you get one of us; not a call center, not a regional manager three states away.
Redmond property management FAQs, answered straight
What does property management cost in Redmond?
Legacy Property Management charges 8% of monthly rent for full-service property management in Redmond, and the rest of our fees are published right here on this page. When you compare Redmond property managers, put the monthly percentage and the fee for placing a new tenant side by side. Looking at only one of them can make a more expensive company look cheaper.
What is the average rent for a single-family home in Redmond, Oregon?
Redmond houses listed for an average of $2,500 a month in August 2026, according to Legacy Property Management’s monthly Redmond rental market report. Tenants already in their leases average $2,418 across Redmond, since their rent reflects the market when they signed, not today’s listings. Where your home lands depends on bedrooms, neighborhood, condition, and whether it has a yard or garage. Send us the address and we’ll tell you where your specific home lands.
How long do rental homes stay on the market in Redmond?
Redmond rentals still looking for a tenant in August 2026 had been listed for an average of 51 days. Keep in mind that number only counts homes that haven’t rented yet. Homes that lease drop off the list, so it isn’t a measure of how long a typical lease-up takes. What you control decides which group your home ends up in: the price, the condition, and how it’s marketed.
Are rents going up or down in Redmond?
Redmond house rents moved -7.1% over the past year and +3.3% from the month before, putting the average asking rent at $2,500 in August 2026. We’d put more weight on the yearly number. Month to month, rents swing with the season and with whichever homes happen to be listed.
Is Redmond a good place to invest in rental property?
Here’s the simple math on August 2026 numbers: a Redmond house bought at the median price of $480,000 and rented at the average asking rent of $2,500 grosses about 6.3% a year, before expenses, financing, and vacancy. The same math comes out to 5.3% in Bend and 4.6% in Sisters. The market is only half the picture, though. Your down payment, interest rate, and how long you plan to hold decide whether Redmond works for you. Compare Redmond and Bend for rental investment.
What is the rental vacancy rate in Redmond, Oregon?
About 2.3% of Redmond’s single-family rental homes were listed as available in August 2026, with 52 houses on the market. We call that the listed availability rate rather than a vacancy rate, and the difference matters. Some listed homes still have a tenant moving out, and some empty homes never get advertised. It’s a useful monthly gauge of how much competition your rental will face.
What is the median home price in Redmond, Oregon?
The median Redmond house sold for $480,000 based on August 2026 sales, according to the Beacon Report. If you’re deciding whether to sell or rent, set that next to Redmond’s average asking rent of $2,500 a month and your own mortgage terms. That comparison is usually where the answer starts.
How does rent in Redmond compare with Bend and Sisters?
In August 2026, Redmond houses listed for an average of $2,500 a month, compared with $3,200 in Bend and $2,600 in Sisters, based on our monthly reports for each town. Redmond usually lists below Bend while homes here cost meaningfully less to buy, which is the whole case for owning on this side of the highway. About 2.3% of Redmond’s rental houses were listed as available, versus 3.1% in Bend.
Can you manage my Redmond rental if I live out of state?
Absolutely. Out-of-area owners make up a large share of the Redmond homes we manage. Our office is in Bend, about 20 minutes down the highway, and we work Redmond every week, so showings, inspections, and repairs are all handled locally. You’ll get a real-time owner dashboard, direct deposit, and photos at move-in, move-out, and every inspection. Plenty of our owners have never seen their property in person.
How much can I make renting out my house in Redmond?
At Redmond’s average asking rent of $2,500 a month in August 2026, a house brings in about $30,000 a year in rent. After Legacy Property Management’s 8% fee, that’s roughly $27,600, before your mortgage, property taxes, insurance, maintenance, leasing costs, and any weeks between tenants. Your own number depends on what your specific home will rent for, which is exactly what our free rental analysis shows.
