They thoroughly explained the process of getting our property ready for renting, arranging for any needed services and were accurate with the cost estimate of the services that were provided. They were in constant communication regarding tenant interest, showings and applications which was greatly appreciated. As a Realtor, I was in a time crunch trying to get rental comps together for a transaction I was working on, as they were needed by the lender. I called several property management companies around 5:00 p.m. on a Friday, and Kolby answered. He was incredibly helpful, kind, and immediately offered to put a rental comp analysis together for me. Even more impressive, he had everything completed and sent to me early Saturday morning. His responsiveness, professionalism, and willingness to go above and beyond truly saved the day. If this is how they treat someone who isn't even a client, I can only imagine the level of service they provide to their owners and tenants. He even was able to troubleshoot some minor issues without needing to call in support during the walkthrough. Several months in and he’s been very responsive, getting back to requests generally within a day and waisting no time scheduling a technician or contractor to come by to resolve the issue whether it’s related to lighting, wasps, irrigation system, etc. The benefits are clear working with a small team rather than a big corporate property management company when your landlord hires someone like Legacy Property Management.

In what areas do you manage rental properties?

We manage long-term rental properties throughout Bend, Redmond, Sisters, and Black Butte Ranch as well as the surrounding Central Oregon region. Our local knowledge of these sub-markets helps us price rentals correctly, reduce vacancies, and maximize owner returns.

How much does your property management cost?

Our pricing is simple and transparent. Your two largest fees will be our monthly management fee, which is 8% per month, and our tenant placement fee, which is 50% of the first month's rent. We can send a tailored proposal after reviewing your property and goals.

How do you determine the rental price for my home?

We perform a thorough analysis of your Central Oregon property viewing local rental comps, neighborhood trends, seasonality, and property condition to determine a market-accurate rate. Our goal is to find the perfect balance between strong cash flow and low vacancy.

How do you screen tenants?

We perform a thorough screening process to evaluate credit, monthly income, rental history, criminal background, and overall fit. We follow Oregon’s Fair Housing guidelines to ensure equal opportunity screening for every applicant.

How do you handle maintenance and repairs?

We coordinate all maintenance on your behalf using only licensed and insured Central Oregon vendors. For non-emergency repairs, we notify you before work is performed. For emergencies, we act quickly to protect the property and keep your tenants safe — then notify you promptly.

Can I switch to Legacy if I’m already with another Bend property management company?

Of course! We regularly assist owners transitioning from other property management companies. We handle the lease transfer, tenant communication, and onboarding to make the process smooth with no disruption to your tenants.

Do you work with real-estate agents and brokers?

Absolutely! Our biggest clients have been referrals from Central Oregon agents and brokers alike. We partner with agents to facilitate the transfer of your property from sale to management. Just let your agent know you're working with us and we'll be present at every step of the process.

Do you work with real-estate investors?

Do you manage short-term rentals?

Unfortunately, no. We love the flexibility that STRs offer owners AND it requires a very different structure and toolset from a management perspective. We are happy to recommend a handful of trusted partners that can help with your STR.
