We’re glad you’re here. Finding the right home is a big deal, and we want the application process to feel straightforward and fair, not stressful. This page walks you through exactly what we look for, what to expect, and how to set yourself up for success. We process every application with the same criteria and the same care, regardless of where you’re coming from.

Our screening criteria are applied consistently to every applicant in compliance with Oregon fair housing laws and the Oregon Residential Landlord and Tenant Act.

Part one

Before you apply

Complete applications
Applications are reviewed first-come, first-served, but only complete submissions move forward. You must also view the property interior before your application is complete. Out-of-state applicants may use a video walkthrough with our team.
Identification
Every applicant over 18 must provide two forms of ID, including at least one valid government-issued photo ID: driver’s license, state ID, passport, or military ID.
Rental history
At least 2 years of verifiable history from an unrelated source. Standalone single-family homes may require up to 3 years or documented home ownership. Limited history? A co-signer or increased deposit may be considered.
Income verification
3× monthly rent required
Gross household income must be at least 3× monthly rent. Accepted: pay stubs, tax returns, bank statements, or offer letters for relocating applicants.
Credit & background
No fee until you advance
We don’t charge a screening fee until your application is actively under review. Derogatory accounts or eviction-related debt may result in an increased deposit or denial at our discretion.
Co-signers
Welcome from any state
Must have verifiable gross income of at least 4× monthly rent and a strong credit history. A co-signer agreement is required as part of the lease package.
Pets
Pet policies vary by property. All animals are screened through PetScreening.com, required for all animals, including assistance animals (no fee for assistance animal submissions). Additional pet rent and fees may apply.
Assistance animals
Generic online verification letters will not be accepted. Incomplete documentation: you have 10 calendar days to respond. Multiple animals require individual task descriptions per animal. Expired letters require updated documentation.
Renter’s insurance
All Legacy tenants must carry renter’s insurance with a minimum of $100,000 in liability coverage and must list Legacy PM, LLC as an interested party on the policy. Proof of coverage is required before keys are issued.
Part two

After you’re approved

Security deposit
Due within 24 hours of approval
The property stays available to other applicants until your deposit is received. Accepted via ACH, wire transfer, or credit/debit card. All deposits held in trust per ORS 90.300.
Lease signing
Bring to signing: proof of renter’s insurance with Legacy PM, LLC listed, utility accounts transferred to your name, completed pet screening profile (if applicable), and signed co-signer agreement (if applicable).
Utilities
Set up all utilities in your name before move-in unless otherwise noted in the lease. Failure to transfer service before your start date may cause interruption and you will be responsible for the bill from the date of possession.
Keys & access
Keys and access devices are issued only after all lease documents are signed and all move-in funds are received. No exceptions. This protects you just as much as it protects the property.
Withdrawing your application
  • Before approval: Screening fee (if charged) is non-refundable.
  • After approval, before signing: Owner may retain the security deposit.
  • If Legacy PM doesn’t execute within 4 business days: Full deposit returned per Oregon law.
Relocating from out of state?
We offer video walkthroughs, remote lease signing, and clear timelines. All funds must be received and cleared 5–7 business days before move-in. Reach out early. We’re happy to answer questions before you even start the formal application.
Processing timeline
1
Submit a complete application
Include all documentation upfront. This is the single biggest factor in how quickly we can move.
2
Application reviewed (1–2 days)
We verify documentation and contact prior landlords. Missing info or unreachable references are the most common cause of delays.
3
Credit & background check (1–2 days)
Screening fee is charged at this stage only. You’ll be notified when your application advances.
4
Decision & next steps
If approved, your deposit is due within 24 hours to secure the property. Complete applications typically move through the full process in 3–5 business days.
