What Your Rent vs. Sell Report Looks At

The calculator runs in your browser and updates as you type. Nothing is saved unless you ask for the PDF report.
  • Your home’s value, what you paid and major improvements, which set your tax basis
  • Your loan balance, rate and years left, paid down month by month
  • Rent, vacancy and days to lease from our latest Bend, Redmond and Sisters reports
  • Management, leasing, maintenance and capital reserves at real Central Oregon rates
  • Property tax under Oregon’s Measure 50 cap, landlord insurance and HOA dues
  • Federal and Oregon tax: the primary-residence exclusion, depreciation, recapture and passive-loss limits
  • What your sale proceeds could earn instead, invested at 7% a year
Why the three-year window matters
If you lived in the home for two of the last five years, up to $250,000 of gain ($500,000 for married couples) can be tax-free when you sell. Rent it for more than about three years after you move out and that exclusion is gone. That’s why renting for three years and then selling can beat a longer hold. Move the holding-period slider and watch the answer change.

More Than a Calculator

The math is solid. What it can’t do is know your home.

It doesn’t know whether your kitchen was redone last year or still has the original counters, whether your HOA limits rentals, or that a house with a fenced yard on a quiet street leases faster than the same house on a busy road. It starts from market averages, and averages hide a lot.

That part is ours. Legacy Property Management leases and manages homes across Bend, Redmond, Sisters and Black Butte Ranch, and we publish what we see in our Central Oregon rental market reports. A free rental analysis swaps the average for a real rent range on your home.

Run the numbers first. If the answer surprises you in either direction, that’s worth a fifteen-minute call. And for the tax side, bring the PDF to your CPA.
